3-Day Notice to Pay Rent or Quit
$35For unpaid rent. The most common eviction notice in California. This 3-day notice demands payment of all past-due rent within three days or the tenant must vacate.
3-Day Notice to Perform Covenant or Quit
$35For lease violations other than non-payment of rent. This 3-day notice gives the tenant three days to remedy the specific breach unauthorized pets, subletting, property damage or leave.
3-Day Notice to Quit (Unconditional)
$35For repeated violations or illegal activity on the premises. No opportunity to cure is offered in this 3-day notice the tenant must vacate within three days. Applicable legal grounds are carefully validated.
30-Day Notice to Quit
$35For tenancies under one year. Terminates a month-to-month tenancy with 30 days of advance notice. Compliance with local just-cause ordinances is automatically checked.
60-Day Notice to Quit
$35For tenancies of one year or more. California law requires a 60-day notice period for long-term tenants. Local rent control and just-cause rules are validated before generation.
24-Hour Notice to Enter
$35For landlord entry to inspect, make repairs, or show the unit. California Civil Code Section 1954 requires advance written notice and governs permissible entry disclosures.
Rent Increase Notice
$35For raising rent on an existing tenancy. California requires advance written notice of a rent increase, with the required lead time depending on the size of the increase and local rent control rules.
